Roof Replacement

Roof replacement, explained before it's sold

A new roof is a big decision. We start by showing you the condition of the roof you have, explain whether replacement is really the right call, and give you an estimate that spells out exactly what's included.

When replacement is the right answer

We recommend replacement when the roof’s problems are spread out rather than isolated. Signs we look for include:

  • Widespread wear: heavy granule loss, cracking, curling, or brittle shingles across several slopes.
  • Repeated leaks in different areas, or leaks that return after repair.
  • Soft or sagging areas that point to damaged decking underneath.
  • Storm damage across much of the roof, where patching would leave a mismatched, weaker system.
  • Failed ventilation or flashing that a repair can’t properly correct on the existing roof.

If the evidence points to a repair instead, we’ll tell you. See roof repair for how we approach smaller problems.

What a replacement includes

A roof is a system, not just the shingles you see from the street. A complete replacement estimate should account for each part:

Part of the roofWhat it does
Tear-off and disposalRemoving old roofing down to the deck so the deck can be inspected
DeckingThe wood base the roof is fastened to; damaged sections are replaced
UnderlaymentA water-resistant layer between the deck and the shingles
Ice and water protectionExtra protection in valleys and other leak-prone areas
FlashingMetal at walls, chimneys, valleys, and penetrations that directs water away
VentilationIntake and exhaust that help manage attic heat and moisture
Shingles, ridge, and trim piecesThe finished roof surface and edges
CleanupProtecting landscaping and removing nails and debris

When you compare estimates, check that each one covers the same items. A lower price sometimes means something important was left out.

Choosing a roof that suits the house

The roof can be a large share of what you see from the street, so color and profile matter. We’ll help you compare options against your siding, brick or stone, trim, and the style of the home — not just a small sample chip. Light and shade change how a color looks, so we encourage you to see colors on real homes nearby when you can.

How the process works

  1. Assess and document. We inspect the roof, attic where accessible, and the details around it, and photograph what we find.
  2. Explain options and estimate. We go over what we found, recommend repair or replacement, and give you an itemized estimate.
  3. Install and protect the property. On installation day the crew protects landscaping and the home, removes the old roof, inspects the deck, and installs the new system.
  4. Clean up and walk through. We clean the site, check our work, and walk the finished roof with you.

FAQ

Roof Replacement: common questions

How do I know if I need a full replacement instead of a repair?

It comes down to evidence, not age. If damage is limited to one area and the rest of the roof is sound, a repair is usually the sensible choice. Replacement makes more sense when wear is spread across the roof — widespread granule loss, brittle or curling shingles, repeated leaks in different places, or soft decking. We'll show you photos of what we find and explain which option fits.

Age is useful context, but a roof isn't due for replacement just because it's reached a certain number of years.

How long does a roof replacement take?

Many single-family homes are completed in a day or two of on-site work once materials are delivered. Larger or steeper roofs, extra layers to remove, decking repairs, or weather can extend that. We'll give you an expected schedule for your home with your estimate.

Do I need to be home during the work?

Not necessarily. We'll walk the project with you before work starts and at the end. During installation, it's helpful to be reachable by phone, keep vehicles out of the driveway, and move fragile items away from walls and shelves in the attic and upper rooms, since tear-off causes vibration.

Will my insurance pay for a new roof?

That depends on your policy and on whether there's damage your insurer considers covered. We can't promise any claim outcome. What we can do is inspect the roof, document what we find with photos, and explain it clearly so you can have an informed conversation with your insurance company.

What happens if you find rotten decking?

Decking can only be fully assessed once the old shingles are off. Your estimate will explain how damaged decking is handled and priced, so there are no surprises. If we find any, we'll show you before it's replaced.
