Roof Inspection

A roof inspection that shows you what we found

You shouldn't have to take a roofer's word for it. We inspect the roof, photograph what we find, and walk you through what it means — whether that's nothing to worry about, a repair, or time to plan a replacement.

What we check

An inspection covers more than the shingles. Depending on access and safety, we look at:

  • Roof surface: missing, cracked, creased, or lifted shingles, granule loss, and signs of hail or wind damage.
  • Flashing: around chimneys, walls, skylights, and pipes — common sources of leaks.
  • Valleys and edges: where water concentrates and where wear often starts first.
  • Penetrations and vents: pipe boots, exhaust vents, and ridge ventilation.
  • Gutters and drainage: whether water is leaving the roof the way it should.
  • Attic, where accessible: staining, daylight, damp insulation, and ventilation.

How we document it

We photograph what we find so you can see it for yourself. Photos make it easier to understand the difference between normal aging and real damage, to compare estimates, and to discuss storm damage with your insurance company if that’s relevant.

What an inspection can’t tell you

We’re upfront about limits. Some conditions can’t be confirmed without removing materials — the condition of the decking under sound shingles, for example. Leaks can also travel along framing before they show up indoors, so the source isn’t always directly above the stain. When something can’t be confirmed, we’ll say so.

After the inspection

You’ll know where your roof stands and what your options are. If something needs attention, we’ll explain whether it’s a repair, storm damage worth documenting, or a sign it’s time to plan a replacement.

FAQ

Roof Inspection: common questions

When should I get my roof inspected?

Good times are after a significant hail or wind storm, when you notice a leak or water stain, before buying or selling a home, or when the roof is getting older and you want to plan ahead rather than react.

Do you need to get on the roof?

Where it's safe, yes — many problems can only be seen up close. If a roof is too steep or wet to walk safely, we'll explain what we can and can't assess from the ground, a ladder, or the attic, and whether a return visit makes sense.

What will I get after the inspection?

We'll go over our findings with you and share photos of anything that matters. If work is recommended, you'll get options and an estimate. If the roof is in good shape, we'll tell you that too.

Is the inspection the same as an insurance adjuster's inspection?

No. Your insurance company sends its own adjuster to decide what your policy covers. Our inspection tells you the condition of your roof and documents it, which can help you understand your situation before or during that process.
