Common repairs
- Leaks around chimneys, walls, and skylights, usually caused by failed or poorly installed flashing.
- Pipe boot replacement, where rubber collars around plumbing vents crack with age.
- Missing or damaged shingles after wind or a fallen branch.
- Valley leaks, where two roof slopes meet and water concentrates.
- Vent and ridge cap issues that let water or pests in.
How we approach a leak
Water often runs along the roof deck or framing before it shows on a ceiling, so the stain isn’t always below the source. We trace the path from the inside and outside, look for the most likely entry points, and explain what we found. Where the cause can’t be confirmed without opening up an area, we’ll say so.
Repair or replace?
If the roof is sound and the problem is local, a repair is usually the right call. If we see wear across the roof, we’ll explain why a repair may only buy limited time and what a replacement would involve, so you can decide.
